◆Expression of Support for TCFD Recommendations
The Company has signed off as a supporter of the Task Force on Climate-related Financial Disclosures (TCFD) and participated in the TCFD Consortium, a group of domestic companies that support TCFD recommendations.

◆GRESB participation
GRESB is an annual benchmarking assessment to measure ESG (Environmental, Social and Governance) integration of real estate companies and funds, as well as the name of organization which runs the assessment. It was founded in 2009 by a group of major European pension funds who played leading roles in launching Principles for Responsible Investment (PRI).
Currently, more than 150 Investor Members use GRESB data for their investment decision-making and engagement with investees, and several institutions from Japan including Government Pension Investment Fund (GPIF) utilize GRESB Assessment results. In 2023, 2,084 listed or private real estate companies/funds participated in GRESB Real Estate Assessment.
In the 2023 GRESB Real Estate Assessment, Marubeni Private Real Estate Investment Trust (hereinafter referred to as “MPR”), which entrusts the Company with asset management, received a “3 Stars” in GRESB Rating, which is based on GRESB Overall Score and its quintile position relative to global participants. It also won a “Green Star” designation for the fourth consecutive year by achieving high performance both in “Management Component” that evaluates policies and organizational structure for ESG promotion, and “Performance Component” that assesses environmental performance and tenant engagement of properties owned.

Certification for CASBEE for Real Estate
CASBEE (Comprehensive Assessment System for Built Environment Efficiency/Building Environment Efficiency) is a method for assessing and rating the environmental performance of buildings and the built environment in Japan under the auspice of the Ministry of Land, Infrastructure, Transport and Tourism (MLIT).
Certification for CASBEE for Real Estate is a system in which a third party examines and certifies assessment results prepared in accordance with CASBEE for Real Estate, one of the CASBEE certification systems. It was developed to promote the use of the results of building environmental assessments in CASBEE as an environmental assessment in the real estate market. The assessment criteria have been developed focusing on items that are strongly related to real estate evaluation so that people engaged in real estate development and transactions can utilize CASBEE. The assessment items are made up of 21 items in five categories of “Energy/Greenhouse Gas,” “Water,” “Resource Utilization/Safety,” “Biodiversity/Site” and “Indoor Environment.” CASBEE takes into account the same environmental performance items that are attracting attention from companies in Japan and abroad as common international items proposed by the UNEP SBCI (United Nations Environment Programme Sustainable Buildings and Climate Change Initiative). ◆BELS BELS
BELS (Building-Housing Energy-efficiency Labeling System) is a third-party certification system that gives ratings to houses and buildings that respond to the obligation to make efforts to display energy-saving performance based on the Act on the Rational Use of Energy. Houses and buildings are assessed based on the coating material performance and the BEI (Building Energy Index) value calculated using the amount of primary energy consumption based on the building energy consumption performance standard stipulated by the national government.
Assessment and labeling based on this system is to be carried out by registered housing performance evaluation organizations, designated confirmation inspection organizations, or registered building investigation organizations that are members of the Evaluation Association of Japan, and that have been notified as organizations that carry out BELS operations. The assessment/labeling under this system is conducted by organizations that have submitted notification as an organization which carries out BELS related operations among the registered housing performance assessment organizations, designated confirmation inspection organizations, or registered building investigation organizations that are members of the Association for Housing Performance Evaluation and Indication. The Certification rank is represented by the number of stars (1star - 5 stars). The following MPR properties have received certifications.

DBJ Green Building Certification
DBJ Green Building Certification is a certification system established in April 2011 by the Development Bank of Japan to support environmentally and socially conscious real estate (green building). In addition to the environmental performance of the subject property, a comprehensive assessment that includes the various responses to stakeholders such as disaster prevention and consideration to the community, as well as the consideration for social requests by stakeholders and responses to the diversifying tenant needs is used to assess and certify the real estate needed by society and for the economy.
