Based on the Sustainability Policy, the Company (MAM) and Marubeni Private Real Estate Investment Trust (MPR) have identified Materiality on ESG issues in order to realize a sustainable society as part of our corporate social responsibility, recognizing the importance of environmental, social and governance (ESG) considerations . The outcomes of action plans and targets for each Materiality are monitored and will be reviewed for the next fiscal year accordingly.

・Actual figures for fiscal year 2024
Compared to the baseline figures for fiscal year 2019, energy consumption decreased by 13.2%, GHG emissions decreased by 25.6%, and water consumption decreased by 21.4%.

GRESB
In the 2025 GRESB Real Estate Assessment, it achieved a 4-star rating, which is classified into 5 levels based on the global ranking of the overall score. It also won a "Green Star" designation by achieving high performance in both the "Management Component", which evaluates policies and organizational structures for ESG promotion, and the "Performance Component", which assesses the environmental performance and tenant engagement of properties owned, for the sixth consecutive year since its initial participation (FY2020).
